The base consists of five treated skids. Joists are 2'x4" treated, 16" on center with 5/8" treated plywood subfloor. Topped with plastic sheeting and flagstone vinyl impact flooring.
The walls are 2"x4" studs 8' high and 24" on center with R13 batt insulation.
The outside is covered with ship lap 1/2 logsiding. Interior is lined with tongue-n groove pine carsiding. Interior wood no finish, exterior one coat of Golden Pine oil base stain in October xxxx.
The loft is 12' wide 10' in length, ladder going up in corner. The log railing across the loft front removes by four torx screws.
The insulated structure is 12'x16' with 4' cathedral roofed porch surrounded with rustic log railing. Porch floor is regular treated decking boards.
The down stairs 3 windows, 1 centered on each side, 1 centered in rear, door centered in the front. These 3 windows are 48" wide and 36" high. 1 octagon windows centered in gable end of loft which is 24"x24". All windows are a Thermotec brand, and tan in color.
The door is a regular 36" Master Craft door with oval privacy window with zinc accents...
The roof pitch is an 8/12 pitch with 2"x4" rafters 24" on center with the same R13 batt ins. Topped with regular 7/16" OSB sheathing with with felt under layment. Finished with dark green Bittmore brand shingles in architectural style.
The roof is trimmed with Hunter Green drip edge and fascia in aluminum. Roof has 16" over hang on all sides.
Shingle over ridge vent going full length of the peak.
The overall exterior height of the building is 13' 6".
Roof edge to roof edge overall width is @ 14' 8".
This is a model unit, on display for 2 years. Shows normal signs of wear from frequent sales visits and normal UV and weathering effects from 2 years of outside exposure. There is one minor swail in the floor and unit would benefit from an additional coating of stain next year. Seller will accomplish this task prior to pickup, if unit meets or exceedes the reserve price.
